LOTUS Certification Defines Vietnam’s Green Building Projects
Green building and LOTUS (Leadership in Energy and Environmental Design - Local Operation Unit) certification are moving from a marketing extra to a market expectation, driven by investor pressure, buyer expectations and rising energy and water costs. Understanding what green building means, and why LOTUS is gaining traction, shows why the right time to act is now.
Green building

A green building is designed, built and operated to reduce environmental impact across its full life cycle while improving quality of life for occupants, covering energy and water savings, environmentally friendly materials, indoor air and lighting quality, efficient operations and resilience to climate change.
Unlike the older assumption that green simply means more landscaping, its real value lies in measurable operating performance: electricity and water consumption, carbon emissions and indoor environmental quality.
This is why green developers should collaborate through design and construction so green solutions are integrated properly rather than added late.

LOTUS certificate
LOTUS certification was developed by the non-profit Vietnam Green Building Council in 2008. The VGBC said LOTUS-certified buildings can save between 25-60 percent on energy and between 40-50 percent on water use, with payback periods typically running from two to five years, figures with a direct impact on operating profit rather than just marketing value.
Targeting certification from the planning stage also saves cost and time compared with retrofitting green solutions later, giving early movers an edge on both design efficiency and brand story before the market grows saturated with similar claims.
Technology as a supporting piece
A common question developers ask is how to meet LOTUS categories cost-effectively, particularly Energy, Management, and Health and Comfort.
Smart home technology plays a direct role here, enabling real-time monitoring, automation, and operational optimization that can contribute to several categories at once.
The smart home ecosystem RalliSmart developed by Rang Dong, Vietnam’s leading innovator in lighting and smart technology, is one example of a connected lighting and device platform applied toward these certification goals.
Green building is no longer a niche positioning choice in Vietnam real estate; it is becoming a baseline expectation tied to investment access, buyer preference, and long-term operating cost. While in the planning or design stage, developers
are encouraged to look into cost-effective technology solutions, such as smart home systems, that can support LOTUS certification from the ground up.
